The year 2022 has been a solid year for the real estate industry. Australasia's largest real estate group Ray White has helped more than 165,000 people with their property ambitions so far this year. Total sales value so far was in excess of $76 billion across the leading group. We've compiled a list of some of the sales highlights.
AUSTRALIA

27 Elamang Ave Kirribilli, NSW

  • Sold $19.1 million

There were over 400 national and international enquiries during the campaign. Some 15 contracts were issued and five buyers made pre-auction offers. This was a small, freestanding block on Sydney Harbour with a boating jetty. The property had been built circa 1950s and was presented as a renovation opportunity. The ultimate buyer is currently undertaking a significant renovation.

Mr Gillan said Kirribilli was without doubt one of the hottest suburbs in the Lower North Shore of Sydney. "From its village convenience, eclectic mix of architecture, and the multitude of transport options, buyers also loved the incredible views and harbourfront position of this historic peninsula," he said.

12 Musgrave St, Mosman, NSW

There were 14 groups through this 15-room residence home, 87 enquiries both national and international and buyers made offers prior to auction. The home is a 1908-built residence redesigned in 2015 by US architect Paul Moon into a three-level home with six bedrooms, formal and informal living areas, home cinema, wine cellar and a parterre garden that descends to a netted harbour pool, jetty and private berth.

17 Elamang Ave, Kirribilli, NSW

The agents showed the four underbidders from number 27 Elamang and all four competed on this home which ultimately sold for $18,700,000 in under two weeks. The property was heritage listed and contained stunning features throughout which were retained since its early 1900s construction. It also has a waterfront with boating facilities.

2 Salvado St Cottesloe, WA

After a very long and high profile campaign, the 125 year old Le Fanu eventually sold to the neighbour who owns next door. Ms Yap's buyer appreciated the location, its commanding beachfront presence and all its grandeur of yesteryear. "When the market turned this year after COVID-19 there was a definite increase in inquiry levels," she said.
"In the end I had two buyers competing, and multiple offers. Le Fanu is beautiful, and fully restored to beyond its former glory."
Ms Yap said her whole life stopped to get this deal done for her seller. The house spent about 1200 days on the market before the property was under offer.

COMMERCIAL

152 - 180 Grampian Drive, Deebing Heights, QLD

This property is a 115.98ha large scale land subdivision site with plans for 892 lots, a neighbourhood centre and school site. Mr Creevey said the site attracted a lot of interest from developers.
“Interest in this site was strong with 11 offers received at close of the expressions of interest campaign. The buyer was a private Melbourne based development company."

73 Ipswich Road, Woolloongabba, QLD

Located within the Olympic Stadium Precinct, this 1.2ha site is one of the largest single-lot holdings in the inner ring of Brisbane. The seller, who had held the property since the early 2000s, was a long term client of Mr Moore's.

He said over the course of two years they had fielded multiple off-market offers to buy the site.

“In consultation with the owner and following the inclusion of the site in the Olympic Stadium Precinct, we became aware that the State Government had requirements for transport infrastructure in the area,” Mr Moore said.

“On our advice, a formal marketing campaign was strategically implemented to pit the private and institutional buyers looking to capitalise on the Olympic Precinct, against the State Government in a competitive process.

“Following a strong media presence across multiple platforms we shortlisted the top three offers and negotiated a final outcome with the eventual buyer - the Queensland Government.”

8 First Avenue, Blacktown, NSW

Purpose built for Centrelink, this 4437 sqm building received plenty of investor interest due to its strong tenancy, being fully-leased by Centrelink. The property was a record breaking commercial sale for Blacktown and was purchased by a private syndicate.

Mr Vines said COVID 19 had changed the way investors viewed property.

“They are now more carefully scrutinising who their tenant is and what their ability to pay the rent is in changing economic times. Centrelink and government agencies are the best tenants you can get,” he said.

3 & 5 Mount Street, Mount Druitt, NSW

With a total land area of 6839 sqm, this property comprises two buildings and received a lot of enquiry throughout its expressions of interest campaign. The property was partially leased by Centrelink with other tenants including different government agencies. Pete said the property was a record breaking commercial property sale for Mt Druitt.

“Given the dollar quantum of the property, investors were predominantly high net worth individuals based locally and interstate as well as syndicate buyers and smaller funds managers," Mr Vines said. The property was snapped up by a private syndicate.

RURAL

Mereworth Aggregation, Southern Highlands NSW

Ms Watts sold an extensive parcel of land in the Southern Highlands at Berrima. Mereworth Aggregation is one of the most extensive property holdings in NSW’s renowned Southern Highlands area, comprising 1,295ha and 1,830ML of water across eight holdings in Berrima, Mossvale, and Sutton Forest. The aggregation is also home to Berrima’s historic Mereworth House, located on land originally granted to John Atkinson in 1820. The nine bedroom home on 500ha of prime grazing land was built in the French Provincial style with a Mansard roof which is typical of French architecture between the 16th and 19th century. The rumoured list of those who enquired was a veritable list of Australian investors ranging from agriculture and developers. The aggregation was sold for more than $100 million to a wholly owned Australian company.

Balfour Downs and Wandanya, Newman, WA

Considered one of the Pilbara’s finest cattle stations, the offering of Balfour Downs and Wandanya comprises 634,016ha with extensive investment in cattle genetics, trap systems, water infrastructure and staff housing. Waters established at Balfour Downs are some of the best in Australia, with 90 fully equipped watering points and dams and seasonal water holes. Improvements include steel cattle yards holding 3,000 head, a new six bedroom homestead, quarters and numerous sheds. Enjoying a strong reputation within local and export markets, the national marketing campaign generated 23 enquiries and three offers, selling for $30,000,000.

Catombal Aggregation, Cumnock, NSW

A large scale Central Tablelands grazing enterprise, the Catombal Aggregation comprises 2,912ha of gently undulating volcanic red soils and protected valley and timbered grazing. Centrally located between Dubbo, Wellington, and Orange, this production powerhouse has successfully been run as a quality mixed farming property over time, with enterprises including sheep, cattle and cropping working conjunctionally and supporting each other. The aggregation is serviced by four sets of sheep yards, two sets of cattle yards and an extensive internal laneway system and is well watered by bores, wells, dams and Loombah and Goodogery Creek. The national marketing campaign generated 172 enquiries, 58 inspections and 13 expressions of interest.

Glendower, Vittoria, NSW

Glendower, Vittoria, NSW a 1394ha property which sold for $20,500,000 at auction. Glendower is located in the central tablelands of NSW, between Bathurst and Orange, two of the fastest growing regional centres in NSW. A testament to excellent land management practices, this well-managed grazing property is one of the largest parcels of land in the Central Tablelands due to its size and location. Glendower attracted five registered bidders including local graziers, neighbours and large corporations.
The auction was conducted by Ray White Rural Managing Director Stephen Nell which resulted in 40 bids. "It would have to be one of the best marketed properties I've seen in my 30+ year career," Mr Nell said.
Mr Murphy said the attraction of “Glendower” was that it was “a rare opportunity to land bank coupled with productive large-scale grazing in an excellent central location.”

NEW ZEALAND

7A Aldred Road, Remuera

Located on the northern side of Remuera, off one of the suburb’s most expensive streets, this property was snapped up by a family of owner occupiers in an off market sale.
“The whole site was north facing and it had great views and was renovated to a really high standard. It also has the tennis courts and the pool,” Mr Cave said.
“We had it on the market a few years ago and never sold it. A few years later I found the perfect buyer, took them through, and they bought it on spot.’

2 Arney Road, Remuera

Located on a 1,252sqm Remuera estate, this six-bedroom home is perfectly positioned for all day sun. Mr Campbell said the property was meticulously renovated and maintained. “Buyers and sellers were two families. The vendors were looking to downsize, and buyers were relocating back to Auckland from further south.”
