Leading agency Ray White accounted for 29 per cent of the scheduled auctions this week across Australia.

The auction focused group cleared 72 per cent of all 640 auctions booked this week, out of the 2,173 properties scheduled nationally. The group's auction market share has been sitting around 25 per cent on average.

On Saturday alone, the group had 359 auctions scheduled, and its preliminary clearance was 70 per cent, with 4.6 average registered bidders.

The auction volume on offer this weekend was a touch lighter due to long weekends in Adelaide, Melbourne and Canberra. But that didn't stop Ray White Henley Beach in Adelaide from breaking the state's auction record with a $4.7 million sale of a beachfront property in a fast and furious auction in front of 300 people in the crowd.

The group’s real time auction data shows that while local buyers make up the vast (88.2 per cent ) of all sales, Brisbane had the highest number of international buyers at this week at 4.8 per cent.

Ray White New Farm Principal and Auctioneer Haesley Cush said today was an outstanding auction day in the river city.

“Today was always going to be a good read on the market after the recent flooding events. We had 15 scheduled auctions and seven sold prior. Under the hammer today we sold the full property selection from 48 Markwell St, Hamilton at $6.2 million to a local buyer to a unit in Bowen Hills which sold to a first home buyer for $420,000,” Mr Cush said.

“In all we sold more than $30 million in auction sales, including one to an international buyer in Asia.”

Ray White New South Wales Chief Auctioneer Alex Pattaro said the Sydney property market could be described right now as “balanced and consistent”.

“We continue to see a high number of registered bidders across top tier Sydney homes, auctions where we are seeing fewer buyers are still obtaining good quality sales with buyers who are ready to make a decision now. There is an abundance of stock in the market now and sellers can take confidence the market remains stable.

“We see no reason why sellers and buyers wouldn't transact in the current market.”

The auction event of the day in Sydney kicked off early at 9am in Hornsby Heights when 23 bidders registered to buy this beautifully renovated three bedroom park-side designer home.

“The bidding opened at $1.3 million, which was the reserve price, so we were on the market and away from the first bid,” Mr Maxwell said.

“Our sellers are over the moon. They trusted the process and we ran a textbook auction campaign to achieve this great result for them.” The sellers are moving on to their next project. The buyers were all mostly locals, and a young family from nearby Gordon won the keys.

Top agent Jessica Cao said it was a blue sky day for this blue chip apartment to sell under the hammer. “My sellers are so happy as they have recently bought a house in the area, and the buyers are a young family who have been renting nearby. The auction was slow to get started but it flew quite fast from the opening bid of $2 million once it got going,” Ms Cao said.

A first home buyer (pictured above), with the help of her parents, secured the keys to this charming federation style home in Banksia. Mr Economos said his sellers were thrilled with the result, as they had already bought in the Ryde district. “There’s certainly more stock on the market now for buyers to choose from but my advice is to follow the auction process and run your campaigns through to game day.”

Meanwhile the residential auction record was broken in Adelaide today.

Ray White South Australia chief auctioneer John Morris said it may be a long weekend in many states across the country, but the auctions were anything but long in South Australia.

“Short, sharp, fast and furious was the order of the day,” he said.

“The bidding is going crazy. We've got a preliminary clearance rate of 91 per cent. Last week we cleared 84 per cent with 10 average registered bidders option and 40 per cent of those participating in the bidding.

“CoreLogic posted a 79 per cent clearance last week for Adelaide, so the Ray White group was ahead of the rest of the other groups around once again.

“We have 65 auctions scheduled next week which is in excess of 40 per cent of all auctions scheduled across the state.

“We'll be flying that yellow flag and that's the first time we've hit that milestone this year. So long shall it continue.”

Ray White Henley Beach sales agent Jae Curtis and principal Anthony Fahey today made history with the biggest auction result ever achieved in the state.

This Henley Beach former prize home sold for $4.7 million under the hammer, less than a year after it was won by its owner last April as the grand prize in a charity lottery promoted by the Hospital Research Foundation.

“We had interest from everywhere - local, interstate and international buyers. It’s a stunning property and it was offered fully furnished,” Mr Curtis said.

“It’s a sought-after location on the esplanade, right opposite the beautiful beach.”

The modern home built in 2019 by the award-winning builder, Scott Salisbury Homes was valued at $2.5M at the time it was built.

In front of a huge crowd of more than 300 people, the auction kicked off with a vendor bid of $3.5 million.

“There were people everywhere and the auction ws fast and furious and was all over in five minutes. In the end a local bidder won the keys,” Mr Curtis said.

“We had lots of local bidders for this home which is in an amazing location right in the heart of Norwood. During the campaign I did have interstate interest but they never ended up bidding. The buyer is actually a well known real estate agent. He kicked off the bidding very high and knocked out a few bidders early. In the end there were three bidders within $40,000 of each other. The sellers are a young family who have recently bought a bigger home elsewhere,” Mr Cocca said.

“This is a display home for Adelaide builder Sterling Homes and so it has been very well presented and fit out. The new buyers are very happy with their beautiful four bedroom home,” Mr Siciliano said.

A warm and sunny March day in Melbourne was the perfect setting for a busy Saturday of auctions, with close to 100 auctions scheduled across the Ray White Group in Melbourne this weekend.

Ray White Victoria and Tasmania CEO Stephen Dullens said strong results continued to be achieved.

“White it is fair to say some auction crowds are a little smaller than we were seeing at the end of last year, this certainly hasn’t impacted sales,” Mr Dullens said.

“Serious buyers remain out in force and while there may be a few less people in the crowd, those who are bidding are well researched and determined to secure their future property,” Mr Dullens said.

Overall it was a strong preliminary clearance rate across Melbourne of 77 per cent today.

“It’s a huge price for the area, and we had five competitive bidders. The bidding opened up over the top end of our price guide at $1,750,000 and kept climbing in large increments,” Ms Limanis said.

“The buyers who purchased it saw it back in week one of the campaign and loved it. Our vendors are over the moon as it sold at a level they only dreamed about. They are relocating to the United Kingdom for work purposes and because it is such a massive move every single dollar counts. It’s a big price for a 615sqm lot,” she said.

“The winning bidder lives next door and they have a smaller block so this gives them an extra 3210sqm of land. The deck has amazing views. The campaign was successful. I think it’s a balanced market now and the winning bid was by $1000 in the end,” Mr Mawad said.

Elsewhere, Ray White Queensland Chief Auctioneer Gavin Croft said the true highlight of the day today was its higher volume going to auction this Saturday with 60 auctions scheduled across Brisbane alone.

“I think it will be a good test of the market this week. I don't expect we're going to get the dizzy heights of the 90-100 per cents of last week as volumes almost doubled from the week before but it will be a good litmus test,” he said.

“There were three bidders from interstate. The bidding started at $1,200,000 and ultimately sold for $1,576,000 with around 75 per cent of those registered bidders coming and having a really good go at securing the home,” Mr Croft said.

“Albany Creek has one of those highest clearance rates in Brisbane. Whatever stock seems to go to auction there is extraordinarily well received. It just seems to be that really sweet pocket for families at the moment with schools, bigger blocks and those modern homes.”

“The bidding started high at $2 million and we had some bidding to $2.5 million and the highest bidder then took it to $2.7 million and it then paused and we negotiated the sale price at $2,9 million. It’s the fourth highest price in Alderley. The sellers have lived there for 20 years and they are now moved up to the Sunshine Coast. A young family from the Grange is moving in after winning the auction,” Mr Macmillian said (pictured above right, with auctioneer Phil Parker).
