A rare absolute-beachfront cottage on 550 square metres in North Avoca is on the market for the first time in over 50 years.

Featuring uninterrupted views and direct beach access from the backyard, this three-bedroom house and two-bedroom self-contained granny flat are perfectly liveable as is, according to vendor and current resident Greg Berrington.

“We did a major refurb in the early 90s so it is more than comfortable,” he said, adding that the granny flat is currently rented for $315 per week.

Greg said it is difficult to be selling the property given it has been in his family since the 1960s when North Avoca only had dirt roads, tank water and no sewerage.

Despite inevitable growth, Greg said North Avoca has remained a tightly held village which was the council’s intention when they restricted development there.

He said that is partially because it is separated from mainstream Avoca by the lake in the middle of the beach.

“If we want to go to a restaurant in Avoca we can walk down the beach in about 10 minutes and enjoy a bottle of wine before strolling home,” he said, adding that it takes a similar amount of time to drive there.

“I just love it here, the sound of the sea and watching whales cruising south and seals surfing in the shorebreak.”

Greg described the view from the house as taking in Cape Three Points in the south to the headland of Avoca Beach in the north and out to the horizon.

“There is 2km stretch of beach so you have a view of that whole expanse as far as the eye can see, stretching beyond the sand dunes and native flowers.”

Selling agent Shaun Hudson-Smith from Ray White Terrigal said initial interest in the property has been strong with plenty of interstate and even overseas enquiries.

“While the property is quite comfortable in its current condition, the potential is to knock it down and rebuild one day. There are some stunning homes on the street that can be used as inspiration,” Shaun said.

“It’s such a beautiful beachside suburb. It is the quiet midpoint between Avoca and Terrigal so the perfect spot to be.”

Shaun added that a lot of couples move to the area because they want to bring their children up in a great environment surrounded by quality schools, citing Star of the Sea Primary, Central Coast Grammar, St Edward’s Boys and St Joseph’s Girls.

For those travelling to Sydney, Gosford train station is only 8km away where the express train is one hour to Sydney.

“We really are spoilt around here,” Shaun said.
