Buyer demand in Neutral Bay is exceeding all expectation, with Ray White Lower North Shore’s latest sale attracting eight private inspections in just 13 days, and resulting in one of the highest sales for the suburb this year.
The three bedroom apartment at 7/9 Hayes Street sold for $4 million - the third highest sale price for an apartment in Neutral Bay for 2016.
Shane Slater, selling agent and Partner of Ray White Lower North Shore, said the property’s campaign had kicked off with invitation-only inspections when the sale occurred.
“We often start our marketing campaigns with a ‘sneak preview’ that allows select clients the opportunity to view the property first. A group as big as Ray White has extensive databases - more and more often, we’re seeing properties sell in the first 14 days of hitting the market.”
Mr Slater said it was apparent very early on in the Hayes Street campaign that the property would sell.
“We had planned to go to auction in September, but throughout the sneak preview we had so much interest I was taking people through the property every other day.
“When the offer of $4 million came in, the vendors were happy to accept it - had we of gone to auction the reserve would have been well under that,” he said.
Not the only property in Hayes Street to be sold in during a ‘sneak preview’, Ray White Lower North Shore hold the record for the highest apartment sale in Neutral Bay with the residence at 8/2 Hayes Street selling for $6.8 million in March through Dino Gatti and Megan Thomas.
Mr Slater believes the reason buyers are making such strong offers so early is as simple as supply and demand.
“There’s so little on the market at the moment that people are jumping on quality listings. Buyers aren’t wasting time - they are going in with their best offer as quickly as possible,” he said.
