Bidding over the phone having been at a wedding the day before, the buyers were over the moon with the purchase, excited to finally secure something just in time for Christmas.

“The area is great but it was really the design that drew us in. The mid-century style was so unique. It had a great layout as well,” the buyer said.

“The backyard gave me an Italian garden party vibe. We want to have kids too, so it’s a really good sized block.

“I’m from Canada and my partner is from Auckland, so we also loved that there was room for our family to come and stay.”

Previously renting in Newstead, the buyers said they had been looking for almost three months.

“That was a lot of Saturdays lost,” the buyer said.

“I think we will get the keys on December 22. We were going to go to New Zealand for Christmas, but perhaps now everyone will have to come here!

“This was the first auction we bid at, but we had attended an auction which is where we originally met Holly.

“It gave us a feel for what it was like and we’re really glad we did that. Holly was amazing and really helped us with our bidding strategy, especially since we were bidding over the phone.”

Ray White scheduled 509 properties to go under the hammer today, recording a preliminary clearance rate of 67.3 per cent.

The leading group saw an average of 3.8 registered bidders and 2.5 active bidders per auction as buyers aim to secure a property before Christmas.

The top result for the day went to Ray White Upper North Shore agent Jessica Cao who sold 1 Primula Street, Lindfield, under the hammer for $5.305 million.

The auction with the highest number of bidders went to Ray White Collective agents Brandon Wortley and Bri Suey who recorded 36 registered bidders at their 96 Kilmorey Street, Carindale, auction. The property was sold under the hammer for $1.6907 million.

According to NurtureCloud, Ray White held 7,564 open homes across the country today, with 25,984 attendees. The open home with the highest number of attendees was 11 Corang Court, Cloverdale, listed by Ray White Urban Springs’ Andrew and Toby Huggins, which saw 66 people inspect the property.

SYDNEY

Ray White head of auctions David McMahon said as spring selling season was coming to a close, auction volume was starting to fall.

“It was a quieter day across the group as we scheduled 50 less auctions this Saturday which may be the first sign of the market slowing down for the holiday period,” Mr McMahon said.

“Interestingly, even with the lower volume our buyer statistics were also on the quiet side as we averaged four registered bidders and 1.8 active bidders per auction, which are down considerably this week.

“Looking ahead to December we already have a strong number of scheduled auctions which indicates today’s slower pace may be a one off.”

“The sellers were downsizers. They used to own a chateau home in this area but they went overseas for a while and when they came back and saw another chateau home for sale they knew they had to have it.”

“I was asked by the seller’s family to sell their mum’s home after selling a property a while back for one of her children in Brunswick,” Ms Di Vito said.

“The home was just too big for their mum who is going to downsize.

“We had 38 groups through the home throughout the campaign.

“We had a lot of interest from first home buyers and couples looking to upsize from townhouses.

“But the winning bid went to an online bidder who was an investor from NSW.”

The seller, Norma, was surrounded by her family during the whole process.

“Mum and dad built the home, she has lived there all her life,” Norma’s daughter Jennifer said.

“They built the home in 1957 and paid £3000.

“I grew up in the home, so it was a bit of an emotional sale today.

“We have a lot of lovely memories. Mum used to throw a lot of parties and barbecues and we’d always have families around. We had big Christmas lunches.

“We were very happy with the result. Trish did a really amazing job.

“Trish had sold a home for my brother before, so we really like her service.”

“All our bidders were young first home buyers,” Ms Khan said.

“The winning bid went to a young couple of first home buyers whose family lived close by.”

The property had come full circle as it had also been the sellers’, Shadey and his wife, first home.

“I’ve been here for two and a half years with my wife and our son,” he said.

“We were attracted to the location initially, it’s close to the beach as well as my parents and my wife’s parents. But now we’re hoping for something a bit bigger with a bigger block.

“We’d like to stay in the area if we can find the right sized block.”

Shadey said he felt confident when Mr Khan suggested going to auction.

“I ran with what he said. I didn’t feel nervous at all, I trusted what Bilal said,” Shadey said.

“He said ‘leave it to me’ and I said ‘done’.”

Mr O’Sughrue said the property was called on the market at $1.23 million.

“The opening bid was $1.2 million and it went straight to $1.3 million from there. It kept going until it sold under the hammer for $1.467 million” he said.

“The under bidder was actually a footy player for Hawthorn, but the winning bid went to two sisters who bought it as an investment.

“The seller’s mother had owned the property for 55 years. Her daughter sold the property today and was overwhelmed with the result.”

“We had a mix of downsizers and young couples bidding, and the winning bid went to a downsizer,” Mr Chokshi said.

“Bidding started at $1 million with a vendor bid, so it was a bit slow to start. But we quickly reached the reserve of $1.05 million, which we published before the auction.

“The decision to publish the reserve was made prior to the government announcement.

“We decided to publish the reserve as we already had a bit of interest and the vendor was reasonable with their price expectations.”

BRISBANE

Ray White Queensland chief auctioneer Gavin Croft said the Brisbane auction market continued to go from strength to strength.

“Whilst the supply might be up that little bit more, demand continues to outpace it,” he said.

“We've seen that over the last couple of months as average registered bidder numbers continue to strengthen, and the Brisbane auction market last week reached with Ray White an extraordinary 86.5 per cent. I

“It’s a promising sign that it will be a big finish to the year.

“We've seen that there is still just not enough stock in the market and home sellers being rewarded across Brisbane which is great to see.”

Mr Wortley said the proceeds from the auction were going to a charity supporting animals.

“The seller was well-loved in the neighbourhood, and had owned it since 1996,” Mr Wortley said.

“The property was being sold through a public trustee with the animal welfare charities as the beneficiaries.

“It was the top bidder auction of my career! We had interest from families, investors, developers, you name it.

“It was a sold brick home on a corner block in a nice part of Carindale, so it ticked a lot of boxes for a lot of people.

“The winning bid went to a young local couple.”

The renovated home built in 1968 on Brisbane’s northside attracted lots of attention throughout the campaign.

“We attracted lots of people through the campaign who wanted to see how beautiful the glow-up was,” Ms Bowden said.

“We had a few really quality buyers who were quite attached to the home.

“The underbidders were a beautiful couple expecting a baby, but the winning bidders were first home buyers who were bidding over the phone.

“They were absolutely delighted to secure it.”

The seller, Steven Coman, owned the property for two years and was selling due to work commitments.

Mr Coman said among the home's quirky charm was the upstairs bathroom, featuring a unique fibreglass-style window with flowers, petals, and butterflies interlaced throughout the material.

"When the light hits it, it illuminates beautifully," Mr Coman said.

He said original doors remain throughout, complete with charming hidden storage on their reverse sides.

“The blockwork is really interesting - it's textural and picks up all the light that comes through, with lots of colour flecks but not harsh on the eye.

"The 1960s feel has been completely respected."

Ray White South Australia chief auctioneer John Morris said this week’s auction market had shown strong momentum.

“With only 33 days left until Christmas, South Australians are deep in a final push to secure a new home before the holiday season and the auction market is responding with remarkable momentum,” Mr Morris said.

The sellers, Vinay and Neetu, alongside their son Rishabh (pictured above) felt the sale was bittersweet.

“Brijesh was amazing right from day one. I was a little sad to be selling as it took me so long to get this house. We bought it three years ago, during covid, but I think the whole process took five years,” Vinay said.

“This was the first auction I had ever seen and it was for my own home. It was amazing.

“The way the whole process was managed by Brijesh and his team was amazing. It was a cake walk for us.

“Brijesh said it would be best for us to go to auction, and we’re so happy we followed his advice.

“We are moving to Western Australia as my son is studying his doctorate of medicine there.”

“This was my first time selling via auction. It was a lot shorter than I thought it would be, it was a really fast process.

“I would recommend the auction process to other sellers and I would definitely recommend Linda, she really works hard.”
