“Talk about pressure. I had my parents there and Emma’s parents were there too!!

But the Ray White Burnside agent delivered in spades.

The home 27 Cedar Avenue, Campbelltown sold under the hammer for $1.185 million, with a whopping 12 registered bidders and 8 active bidders competing for the keys.

“The house appealed to a large mix of people from downsizers to first home buyers as its single level with a double garage,” said Nick Griguol.

“The winning buyers are downsizers from nearby Beaumont. We had close to 100 groups through the house during the campaign. It was a very popular house given its broad appeal of being on one level and open plan.

“James and Emma have just had their second baby and are keen on some more room and a place to kick a ball.”

Seller James Griguol and his wife Emma said they couldn't be happier with the service they received from Ray White.

“You can see that the team at Ray White Burnside knew exactly what they were doing as they priced the house perfectly, which got a lot of people through the home and that then created competition at auction,” he said.

The preliminary clearance rate for Ray White, Australasia’s largest real estate group, was a huge 76 per cent nationally of the 316 auctions booked today with a higher than average number of registered bidders across the country at 5.3 per auction (up 0.6 year on year).

The highest auction sale of the day nationally was at 2 Haig St, Deepdene selling under the hammer for $3.305 million. Lead agent Ray Tian from Ray White Balwyn in blue chip Melbourne had 12 registered bidders, and 7 active bidders fighting it out in a spirited auction.

And there was a tie for the top number of registered bidders across the country today. In Perth, some 26 bidders descended on 15 Reddington Way, Brentwood in the rain, and it sold for $1,620,000 with Noel Rogers of Ray White Cottesloe | Mosman Park.

In Adelaide, some 26 bidders were also vying for 24 Grenville Ave, Hillcrest which sold under the hammer for $1,300,000 with marketing agent Blake Bryant of Ray White Prospect.

According to NurtureCloud data, Ray White agents met 26,579 inspection attendees at open homes across the country today. The property with the most attendees was 3/18 Thames St Clarence Park in Adelaide where Ray White Unley partner Robbie Smith met 58 groups of buyers.

Ray White NSW Head of Auctions Dave McMahon said the first weekend in August saw a 25 per cent decrease in scheduled auctions from the week prior.

“The notable difference was that only half of them proceeded through the day. With stock levels low, agents have been more open to entertaining offers prior with circa 15-20% selling before auction day.

“Despite lower auction numbers today, we continued to see spirited competition from buyers with an average of 5.8 registered and 3.6 actively bidding.”

“I haven’t seen so many bidders in well over 18 months. Today has been amazing. People are trying to buy before rates change this month. The opening bid was $800,000 and 8 active bidders battled it out. In the end local first home buyers who have been looking for six months bought the house. They are so happy as they keep missing out on the auction,” said Mr Banham.

Sellers Brooke and Alex and their three children (pictured above) are thinking of moving to Lake Macquarie for a lifestyle change.

“Initially when we were thinking of selling we met Mesh at the local Ray White office in Rooty Hill and we felt very confident with him from the get go. We felt so happy with Mesh and knew he would be the best person to sell our biggest asset. He gave us great advice to get the house ready and even on the first open the street was packed with people. During the pouring rain, Ms Eddine sold this cherished family home of 25 years.

“The sellers raised their family there but have since moved on. The property has been vacant for a few years as they didn’t want to sell due to sentimental value, but they decided it's now time to move on. It was a very emotional sale,” she said.

“The buyer is a builder / developer. The opening bid was $1.6 million, and then it went to $1.650 million and then jumped to $1.8 million, and it was on the market at $1.85 million."

Seller Lioh said he was thrilled with John Yatman and the Punchbowl team.

“We recently bought a four bedroom new home off John and it has worked out well now that the settlements are going to be just two days apart in October,” he said.

“I am so happy now but it really is so stressful selling. This was the first house I have ever sold. When the auction started slowly I was thinking, ‘oh no’ but then it got going,” said Lioh, who moved to Sydney in 2009 from China for the lifestyle.

“We love Sydney, it’s a lot slower pace than in Asia. We bought the house in 2020 and never could have expected to see such price rises during the pandemic,” said Lioh, who is a sales representative for an Australian wine company that also imports the famous Chinese whiskey called Moutai that is 53% alcohol.

“My house is full of whiskey and wine but I don’t even drink! We will still celebrate.”

“We are so happy now. John offered us so much feedback. Our original plan was to offer a 45 day settlement and rent back the house but the buyers needed a longer settlement so it worked out really well for us all.”

The happy buyer Akter (pictured with his family) said he was happy to have won the auction.

“We have only been looking for the last three weeks actually. We knew we liked it when we saw it three weeks ago. This was our second time being a bidder and we are looking forward to moving in October. The whole family is happy.”

Ray White Victoria Chief Auctioneer Jeremy Tyrell said that with spring less than four weeks away, auction numbers are starting to blossom with 219 scheduled this week for the Ray White group in Victoria, the first time since the end of May where the total number of auctions over a full week has exceeded 200.

“Auction volume was given an extra boost through the week, with 50 properties being auctioned via in-room auction events at Melton and Taylors Lakes, in addition to online auctions across multiple locations,” he said.

“With a highly anticipated Reserve Bank meeting set for the 11th and 12th August, a favorable outcome with a drop in the cash rate could really see the dam walls of supply burst open.

“Buyer confidence during the week was very strong as competition ramped up with buyers keen to get in ahead of the market before any further rate drops.

“Already this week, clearance rates have climbed to over 80 per cent, as the preliminary clearance rate on Saturday sat at 81 per cent, a spike in confidence of +9.08% YoY.

“As the real estate market begins to see positive growth across the state and in the capital, the stage is set for a big spring selling season.”

Earlier today, Mr O’Sughrue sold 1/38 Kalinna St Carrum Beach for $825,000 and 53 Emma St Carrum Beach sold for $1.55 million. Both of these auctions only had one bidder each. “Trust the process and if you have an auctioneer who knows what he is doing, you will get these big results.”

Ray White Queensland chief auctioneer Gavin Croft said there were strong auction outcomes across Brisbane today. “Houses around $700,000 for first home buyers are hugely sought after. The middle price bracket of $1.5 million is also seeing very good depth with around 4 to 5 registered bidders for those properties. In the $2.5 million to $3.5 million mark we saw some particularly strong outcomes today.”

Mr Colbert ran a very busy three week campaign and met 100 groups of buyers.

In front of a huge crowd of more than 200 onlookers, the house has set a residential record for the suburb.

All 19 registered bidders were locals, and the winning buyer said he was very keen on the house, its huge four bay garage and land size.

Seller Barry Bolton, 74, said his mother immigrated to Australia from a small town called County Cavan in Ireland back in 1927, arriving by boat with her family.

“She was one of nine children. She went on and met my grandfather, and they bought the corner shop on Adams Street in Deagon, where they raised their family and worked for many years. “Interestingly, my mum's family lived right next door, which is how my parents met.

“When my parents retired, they built this very house and I later bought it off the family.

“We have been here since 1980.

“We have had 50 years in the suburb. We had a good life here with our three sons, who were good hockey players. My sons, all builders, have worked with Dwight before on some developments and splitter blocks and they all rate him.

“I like to keep the place pristine but its been getting a bit much for me now so it was the right time to sell. We have recently moved into a house we built in Eatons Hill, on the block of one of my sons.

“We loved Dwight Colbert, he is a true professional. He called us every single say and we had texts from him daily every morning. He is upfront and honest and very realistic, and so proficient at what he does.”

Ray White South Australia chief auctioneer John Morris said July was another cracking month of auctions across the state.

It was a big day for Ray White Burnside principal Brandon Pilgrim who also sold 46 Dukes Lane, Adelaide for $850,000 with auctioneer George Kargiotis on the gavel. And later 5 Adnunda Place, Beaumont for $1.661 million with six registered bidders. Huge results.

Dawn and Don have lived at 24 Grenville for 27 very happy years.

“We've been very happy here so far. We have always liked the entertaining capabilities and garden views. The spaciousness, the fact that we could entertain groups of people and that's what we've done over the years. And it's just very, very convenient, love being able to look out on the garden. It's so beautiful," Dawn said.

“The auction result was just a fabulous outcome. It’s beyond our expectations. It's fantastic." The couple is moving to a retirement village, with Dawn explaining they are moving to Hope Valley. “It’s got three bedrooms, so there's still a bit of room, not as much room, but a bit of room. We're looking forward to that."

The sellers had a long relationship with their agent. "Blake contacted us probably four years ago. And we thought 'Wow! He's a great young man'. He came to the front door, actually, and asked if we wanted an assessment of our house," the sellers said.

"And so we invited him in and he spent about two hours talking about family history with ius. He's very approachable. A very, very nice man. We would definitely recommend him to everyone and anyone thinking of selling. He's lovely."

Buyer Zac has been looking for six months.

“I've seen you at quite a few auctions. This particular one was really good.” Zac is also selling with Blake Bryant next Thursday via auction too,

“Blake's advice to go to auction made sense to us. We trust him. He's just an honest guy, didn't mess you around. When we spoke with him as a potential buyer it was a really good interaction we had with him.. 
It felt natural, nothing felt really forced. He is very relatable.”

Ray White Western Australia CEO Mark Whiteman said Perth buyers were out in force today, despite the torrential rain, with strong results across all market segments.

“The extraordinarily low levels of listings available at just 3,300 sees competition driving prices and results across the Sunset Coast, even without the sun!

“Selling season isn’t waiting for the warmer weather with sellers being rewarded for selling in Winter rather than waiting for the warmer weather.”

Mr Rogers said the multi-generational floor plan attracted 26 bidders, and more than 90 people packed in the house for the auction as the rain poured down.

“The auction lasted 8 minutes! It was fast. It opened at $1 million and flew up $1,620,000,” Mr Rogers said.

“We had 26 registered bidders and a lot of them were from external suburbs. Many of the bidders were looking to get into the school zone. Applecross and Rossmoyne high schools are very sought after by families.

“It’s an idyllic position opposite a park and also had a really quintessential floor plan.

“The buyers are a professional couple moving from Fremantle to be in a quiet riverside suburb.”

Seller Jacqui said she and her husband Matt loved the auction experience.

“We trusted Noel from the start. Our whole selling journey has been four weeks from start to finish. The auction process has been so seamless. We have actually bought our current home at auction through Ray White, and now we have sold .. plus we sold a house in New Zealand 15 years ago via auction too," she said.

"This was our family home for 10 years and we had been renting it.”
