A one thousand acre parcel of land in Belli Park - the largest available in the Sunshine Coast Regional Council area - just 30 minutes from Maroochydore airport, 30 minutes from Noosa and 1 hour from Brisbane airport, is now available to purchase.
On the market after having changed hands only twice since acquisition in 1900, it is being marketed by Ray White Noosa selling agent Alex Harris with a price guide of $10m plus.
It has been farmed for over 40 years by current owner, Ray Stevens, who still lives in the 115-year-old cottage. Mr Stevens first leased the farm in the early 70s, later buying it from the Boyle family estate in 1982.
The land features fertile river flats, rising to undulating paddocks of volcanic soil, and then to higher wooded ridgelines with surrounding mountain views. It was a successful cattle grazing property with a carrying capacity of 400+ grass fed cattle (with a greater carrying capacity under modern farming methodology), also cropping lucerne.

According to Alex, the property is currently zoned for agriculture, but there is huge potential in further development.
This is a project parcel in the heart of the Sunshine Coast economic development zone, and subject to the South East Queensland Regional Plan 2009-2031 regulatory provisions which seek to support diversification of rural economies.
“It is a beautiful piece of land, and there are a range of opportunities and possibilities available to the potential buyer, with activities such as quality agriculture, tourism, small-scale industry and business activities and community facilities such as sport and recreation all supported under this plan.”
Alex says these opportunities are immense, with agricultural potential including opportunities for farming fruit and nuts, vineyards, dairy or beef cattle production, or horse stud. Proximity to markets and access to water being fundamental to high-yield pursuits.
“The northwest boundary is the Mary River, and the property has two water licenses with 80 acres under irrigation with more than 1.5km of pipe underground, with the opportunity for more, along with creeks and potential dam areas.”
Aside from agricultural use, she said the rising land with views over the surrounding mountains (Mt Cooroora, Mt Cooroy and Mt Eerwah) and rural scenery with wildlife corridors could also make for an ideal luxury retreat.
“It would make a wonderful wildlife eco lodge type retreat, with room for a golf course, acreage residential development, some retail and plenty of outdoor activities.”
