THE FIRST full week of the new financial year saw auction numbers and clearance rates smash figures from this time last year.

Ray White sellers who decided not to wait till spring were rewarded last week after the leading real estate group recorded a 60.2 per cent clearance rate with 4.5 average bidders.

This week volume jumped another seven per cent to 237 auctions scheduled, indicating seller confidence is on the rise.

As lockdown measures tighten across the Melbourne’s metropolitan and northern suburbs, Ray White offices remain determined to continue to serve their markets and have returned to online auctions.

Physical auctions and inspections may be off the table for Ray White Craigieburn but virtual real estate interest is still alive and well.

Agent Daniel Diamantopoulos said between open inspections prior to lockdown and private afterwards, he has had 50 groups through the three bedroom home at 1 Crawley Court, Craigieburn.

“Our interest levels are above the average for a usual Craigieburn campaign and even when we switched to private inspections there was no lack of buyer enquiry,” Mr Diamantopoulos said.

“It’s been a mixed bag of buyers coming through from first home buyers to investors looking to the future. The house is in a good spot and it’s the first time it’s been offered since the early nineties.”

Also in Melbourne’s north is 20 Highview Drive, South Morang (pictured above) that is set to go to auction this weekend through Ray White Bundoora Director | Auctioneer Andrew Mizzi.

The Bundoora Director said he has taken 71 separate groups through the house and a half a dozen second inspections.

“It’s the first time this one has been offered in 20 years, buyers are loving that it’s a nice, comfortable home with nothing to be done with it,” Mr Mizzi said.

“Interest is coming from first home buyers and upsizers living locally, many are currently in lockdown areas but that hasn’t stopped them enquiring about the house.”

Another online auction in Melbourne’s east has been drawing buyer’s attention. The four bedroom home at 14 Golden Grove is being sold through Ray White Glen Waverley agent Calvin Huang. The house is one of nine being auctioned this weekend through the eastern suburbs office.

“We have had a lot of interest from young families on this one due to the layout and inclusion in the Glen Waverley school zone but we’re also seeing significant developer interest because of the size of the block which is bigger than average in the area,” Mr Huang said.

In Sydney, the seller of 1 Angel St, Newtown (pictured above) has lived in the two bedroom home all her life but Saturday’s auction will mark a new adventure for her as she begins the process of downsizing.

Ray White Surry Hills | Alexandria | Glebe | Erskineville Sales Executive Nathan Briggs said the Angel St house, that has seen several generations of the same family, is set to sell in a ripper auction this weekend.“We have had first home buyers flocking to inspections, so far there have been more than 170 groups that have come through the house,” Mr Briggs said.“There’s heritage on it so it’s not the kind of place that is appealing to investors but the corner position, location near King St and the north facing aspect have all been big draw cards for buyers.”Mr Briggs is giving out a price guide of $1.1 million.Ray White NSW Chief Auctioneer Alex Pattaro will be dropping the hammer down on a successful auction this weekend at 6 Herbert St, Rockdale.Ray White Rockdale Sales Associate Nicholas Economos said he’s had 92 groups through the four bedroom home and 10 repeat inspections.“We’re expecting a decent turn out on Saturday. Most of the interested buyers are looking to live in the house - they’re mainly families and couples looking to have kids and set up in the home for the next 10-15 years,” Mr Economos said.“Buyers are loving it because it’s a Federation style house, a lot of people love the character in the original parts of the home like the high ceilings and leadlight glass.”In the premium suburb of Elizabeth Bay, the stylish two bedroom unit at 1A/15-19 Onslow Avenue is set to go to auction on Saturday. Ray White Double Bay Sales Executive Nick Thompson is representing the apartment which has already attracted 90 parties through inspections.“We’re getting quite a few downsizers and lots of couples - especially with pets because there is a big garden - but there has generally been a broad range of buyers through,” Mr Thompson said.“The unit has been meticulously renovated by the current owners, it’s in a quiet part of the suburb and is close to all the amenities you could ask for.”

In Brisbane, Ray White Aspley agent Dwight Colbert is taking a castle to auction in Chermside West. The renaissance home at 14 Ashley St (pictured above) will be selling under Ray White Queensland Chief Auctioneer Mitch Peereboom’s hammer this Saturday.

Mr Colbert said they’ve had several curious neighbours and a further 30 groups inspect the distinctive northside home.“Everyone who has come through has shown genuine interest in the home. There’s a mix of developers and people looking to renovate it,” Mr Colbert said.“Everyone loves the authenticity that the house has, it’s very different and there’s not a lot around like it.”Meanwhile in Alderley, Ray White Wilston agent Grayson McIvor is preparing for a great result on the three bedroom home at 20 Milford St. The Wilston agent said buyer confidence is at a high after seeing 73 interested parties through the Alderley house.“The level of interest has been crazy which is reassuring considering the uncertainty in the market,” Mr McIvor said.“We’ve had all different buyer types express interest including first home buyers and developers so it’ll be interesting to see who the winning bidder is on Saturday. It’s one of those pieces of stock that fits everyone.”Mr McIvor also added that the late seller lived to be 100 years old and has spent much of her life in the house which has never been on the market before.

In Adelaide, 13 Shelley St, Tea Tree Gully will go on the auction block bright and early on Saturday morning through Ray White Tea Tree Gully Principal Sam Doman.

Mr Doman said the north eastern suburbs of Adelaide have gone from strength to strength this year and the auction will mark another successful sale for the Tea Tree Gully office.

“In regards to auction volume and number of sales, our office growth has been huge,” Mr Doman said.

“Local Member for Newland Dr Richard Harvey will be coming in to speak before the auction to announce the start of a monumental multi-million dollar upgrade to the area that will change the way the area is subdivided and will add value dramatically.”

Also in Adelaide, Ray White Norwood agent Stefan Siciliano is expecting a strong showing at the auctions of 9 Launer Ave, Rostrevor (pictured above) and 19 Flinders Drive, Valley View.
