One of the last grand mansions in the conservation area of Summer Hill will go to auction in May for the first time in 40 years, with an expected price of $2.3-2.5 million.

The five-bedroom, two-bathroom Victorian-era residence boasts exquisite period details such as soaring 12 foot ceilings, Oregon pine floors, ornate red cedar door frames, a grand staircase and original marble fireplaces.

Originally part of a 30-acre Crown Grant in 1804, the 892 square metre block was sold to a builder in 1885 who it is thought built the 232 square metre house.

“When we bought it in 1975 it had been a boarding house. We came in with two small children and it has been a family home ever since,” said the vendor, Janet Clarke.

“It’s a real entertainer’s design, with huge cedar doors opening between the lounge and dining rooms to create a wonderful entertaining area.”

Ms Clarke and her husband have decided to downsize now that they’re in their seventies but are still staying in the area.

“In the past five years we have seen a lot of young professional couples coming to Summer Hill and having their babies. It’s lovely, a complete rejuvenation,” she said, adding that despite this the density of the conservation area has not changed in 40 years.

It’s a very tight community and everyone pretty much knows everybody else,” she said.

According to selling agent, Erik Polsek from Ray White Summer Hill, the suburb is one of the last villages left in the Inner West and is only 20 minutes from the city by car, or 15 minutes by train.

“It’s only a three minute walk to the station and the light rail is about five minutes away,” said Polsek, who also lives in the suburb.

He also cited a number of quality schools in the area, including private boys’ school, Trinity Grammar, as well as Summer Hill Public and a couple of Catholic schools.

“We are very well serviced by many quality schools,” he said, adding that people move into the area for that reason.

According to Polsek, the size of the property has already sparked a lot of interest.

“Blocks this size don’t come up very often in the inner west.”
“Many of the mansions were pulled down however this one still stands as one of the last grand homes of the area.”

Other features include an outdoor paved entertaining area, ducted gas heating, built-in wardrobes, floor-to-ceiling bay windows, separate study with French doors, lock up garage and off-street parking for two more cars.

The house will go to auction 14 May with an expected price of $2.3-2.5 million.
