What does a normal day look like for you?
A normal day for me starts around 6am. I like to water my garden and enjoy an hour of peace and quiet with a cup of tea while checking my emails and social media before the rest of the family wakes up and my day officially starts.
I get to the office around 8.30am, check my calendar and prepare for any meetings/appointments that day. I will usually spend the morning sending and replying to emails and completing any administrative tasks. I like to keep appointments to the afternoons so that I can be in the office for the majority of the day, although this sometimes has to be moved around as things pop up. Expect the unexpected!
My work day usually finishes between 5 - 5.30pm with a 30 minute drive home which I use as my “me time” (usually singing along with the radio) and I spend the evening relaxing with my husband.
How long have you been in the PM industry?
9 years.
How did you start your career in property management?
After being a full time mum to four kids for almost 20 years, I decided I wanted to get back into the workforce and had a passion for property management. I completed my registration and gained employment as a receptionist/property management assistant in an agency in Gosnells. I left that job when an opportunity arose in a Ray White office much closer to my home only a few months later. I started working at Ray White in March 2012 as a receptionist/property management assistant and was asked to take over a portfolio only seven weeks later when one of the property managers left. I very quickly settled into the role and have loved it ever since.
What do you enjoy most about the property management industry?
There are so many things I enjoy about property management! I enjoy meeting new people and developing a relationship with owners and tenants. I enjoy the team environment and the support and close knit “family” that I work with.
What does the next 12 months look like for investors and tenants in your market?
I think we will see a rise in rental prices in the next 12 months and a higher demand for rental properties.
What’s the one thing you know now that you wish you knew when you started?
Don’t take things personally. When dealing with such an assortment of personalities and different people from all walks of life who handle things in different ways, it can be hard sometimes as a lot of the time we are dealing with clients at a stressful time in their lives.
Do you have a favourite client story?
Oh gosh I have so many but I think my favourite is one of my past tenants who was the perfect tenant - property always immaculate, lovely to deal with etc. but she had a five year old daughter who always left me letters and drawings at every inspection. One inspection was done the day after her birthday and she had left me a piece of birthday cake and a letter on her bed. Made my day!
Any property management horror stories?
My worst experience in property management has been a bailiff eviction where the police were in attendance because the tenant had firearms. I had a colleague with me and we were told to wait in the car in the next street while the police removed the tenant. Once we were allowed inside the property it had been trashed, holes in walls, graffiti spray painted on the walls, furniture and clothing left in the property and cigarette burns in every carpet in the house. It was a nightmare clean up!
