Valentine’s Day is almost here and property buyers are ready to fall in love.

Ray White’s auction market is feeling the love this month with a 70 per cent national clearance rate last Saturday, according to the Ray White’s own auction data.

The outlook is rosy with 2131 auctions, up 25 per cent, booked across Ray White compared to last February. There’s more than 180 chances to find the perfect property match this Saturday alone as a belated Valentine's Day gift.

What better way to celebrate St Valentine than by snapping up this perfectly pink property in Caringbah, New South Wales?

Ray White Caringbah selling agent Wendy Samrani said the property on Drake Avenue has had a lot of interest from young families.

“Since Drake Street went on the market two weeks ago we’ve had 56 visits,” Ms Samrani said.

“It’s been a shorter campaign because of the high level of interest in the Caringbah pocket and there’s just nothing like it on the local market at the moment.

“We knew that all the buyers who missed out late last year would be at the open house and we’ve already had a few good offers prior but have recommended it go to auction.”

Ms Samrani is also representing the nearby 35 Ultimo St, Caringbah home which she said is on a good sized block of land and is perfect for developers or investors.

“The house is rear facing which is what buyers look for when thinking about developing dual occupancy properties,” Ms Samrani said.“So far, we’ve had 51 groups through the property and have issued 25 contracts.

“There’s been a huge amount of interest from bidders - mainly developers from outside the shire who have been doing a lot of work in the area.”

The property cupid is ready to strike in Victoria this weekend with auction numbers continuing to strengthen in the new year.

Those looking for an idyllic home in Melbourne’s suburbs are in luck with a number of family homes ready to be sold across the state like this 24 Kinlora Ave home in Epping.

“The property has been recently renovated in a good pocket of Epping and will make a great family home,” said Ray White Epping’s Con Tsalkos.

“We’ve had 45 out of 50 groups show interest in the house, mainly from first home buyers including couples and younger families but also a little bit of investor interest.

“I think most of the first home buyers will be taking advantage of the new loan scheme and stamp duty savings and that’s what has brought them out in full force.”

Kevin Chokshi from Ray White Cheltenham said both 34/310 Warrigal Rd, Cheltenham (pictured above) and 20 Renowden St, Cheltenham should be fiercely competitive auctions this weekend.

“In terms of the Warrigal Road property, we’re seeing a lot of interest from first home buyers but also a handful of investors and downsizers as well,” Mr Chokshi said.

“On the other hand, the Renowden Street property is getting good interest from couples who are happy to get their hands dirty doing some renovations on the property.

Outside of Melbourne, regional Victoria is also gearing up for a heart-stopper of a weekend.

Ray White Geelong sales consultant Laurie McGovan said 114 Elizabeth St, Geelong West has had more than 100 groups through during the three week campaign.

“We’ve mainly had people coming through who are thinking of doing renovations with the main groups being young families looking for their second home and downsizers wanting to move back to town,” Mr McGovan said.

“Geelong is seeing a lot of new buyers entering the market that we weren’t seeing last year because of the government’s new loan scheme.”

Ray White Warrnambool’s Jason Thwaites is also feeling quietly confident about 15 Altmann Ave Warrnambool which he said has seen a large number of foot traffic and a range of potential buyers.

The Sunshine Coast is where it’s at in Queensland this weekend with two great properties set to have buyer’s hearts racing.

Ray White Buderim sales consultant Dan Smith said this Hampton’s style home at 5 York Rd is sure to attract buyers being on one of the town’s favourite streets.

“We have had more than 80 groups of buyers who checked into the open homes over the last three weeks and three offers as well,” Mr Smith said.

“We’ve had a number of parties indicate that they’re planning to register for the auction and some that have already pre-registered so we’re expecting a good turnout and to find a new owner on the day.

“The buyers have predominantly been families which is Buderim’s main demographic but we’ve also seen some empty nesters who have been attracted by the fact that they can move straight in and live a good lifestyle from day one.

On the water in Maroochydore, Ray White Mooloolaba’s Fiona Rawson is representing this four bedroom home at 32 Forsayth Lane.

“The house is one of the most affordable waterfront properties in Maroochydore,” Ms Rawson said.

“It’s within 1km of Sunshine Plaza and the new CBD, ready to be moved into and only three years old.

“The interest has been quite broad to be honest with buyers ranging from young families to retired older couples who are looking for a place that’s comfortable and big enough for family to visit.

“Interest numbers have been high, as listed properties on the coast are notoriously low at the moment.”

A romantic beach getaway is easy at this 5E Overton Gardens property going in Cottesloe, Western Australia. Ray White Cottesloe | Mosman Park Director Deborah Brady said the property has had good interest from across the board.

“The property is only 250m Cottesloe Beach so it’s got a gorgeous view of the Indian ocean from the balcony, it’s also in good condition and would make an ideal home or investment,” Ms Brady said.

“It would be especially good as an investment as it already has great tenants who are happy to stay because they love it.

“This size doesn’t come up often being so close to the beach and within walking distance of absolutely everything that Cottesloe has to offer.

“We’ve had some genuine interest from a couple of bidders who will be owner occupiers but we’ve also seen investors coming out and taking a long term investment position.

“Overall, this is prime real estate and a limited resource as the area can’t get any bigger.”

In South Australia, Ray White Norwood’s Nick Borrelli is ready for another cracker auction weekend and is confident about this 4A Broad St, Marden property.

“The best features are that it’s got a completely separate studio at the back of a big block which will work well for dual families or investors as there is potential for two rental incomes from it,” Mr Borrelli said.

“We are expecting buyers fitting that mould as the house is targeted towards a specific type of buyer.”
