ONE of Mosman's finest federation homes in the cherished beachside enclave has just hit the market with Bernard Ryan and Geoff Smith of Ray White Lower North Shore.

Owners Tom and Christine Moult have lived at on Lavoni St for 30 years.

In fact, they are only the third owners in its 100 year history and Mr Moult jokes the next owners must be prepared to stay for a long time.

“We stayed 28 years longer than we planned to but this is an easy family home to live in. You come for the beach and the views but what keeps you here is the sea breezes. It’s such a cool house in summer,” said Mr Moult, well known in the advertising industry.

“The orientation of the house is perfect as it faces east to west. Even though the busy Balmoral Beach is just a two minute walk away, by 5pm it's so quiet even in the height of summer.

“The house is supremely private, behind the sandstone walls, and we don’t get the western sun at all.” The Moults are downsizing and plan to stay in the area.

The double brick home with soaring ceilings offers a very practical layout which separates the four bedrooms upstairs from the three living spaces downstairs.

The house was designed by federation architect Alexander Stewart Jolly and built in 1919. He was well known for his use of natural stone.

The elegant home is surrounded by lush landscaping on its elevated 720sqm block with spectacular views through to The Heads from the master and guest bedrooms upstairs. The property goes to auction on November 12 at 5pm.
