The thought of owning real estate right on the beachfront is high on many people's wish lists and if you're in the enviable position of being able to buy into this, you'll need to make the right decision.

As with any property purchase, it's essential that you think long and hard about what you want. Many people choose a beachfront property because of the lifestyle it offers, but not every place you view will offer the same characteristics.

Think carefully about these factors and you could find yourself moving into your dream beachfront property.

A room with a view

One of the biggest motivations for living by the water is the thought of an ocean vista. Imagine sitting back and relaxing while looking out over the waves - pure bliss!

If this is high on your agenda then you'll need to start narrowing down your search. If you're not a lover of sand and snorkelling then your property could easily be located on a stunning rocky outcrop or atop a beachside hill, allowing panoramic views of the area.

However, if you like the thought of an evening stroll along the beach or building sand castles with the kids then being near the ocean is something well worth taking into consideration.

Local services

While your beachfront property might have views that are the envy of all your friends, they might not be quite so jealous if they find that all your local amenities are several kilometres away.

Some people like the idea of being out in the sticks - but it's not for everyone. If you want to know there's a shop down the road for picking up a loaf of bread or a bus that'll take you to the nearest town, make sure this is factored into your search.

The same goes for schools if you're planning on moving your family to a beachfront location. You'll need to know the youngest members of your family can get to and from class easily and safely.

Living life to the full

Another factor you'll need to think about carefully is whether you will be able to enjoy all your favourite leisure activities when you move into a beachfront property.

For example, if your heart is set on windsurfing at weekends then make sure you pick a beach that's good for doing just that. Fishing fanatics, on the other hand, will want to ensure there's somewhere for them to indulge their passion that's not too far away.

It might be worth getting in touch with some local clubs and groups to see what the opportunities are like in a certain area, especially if you're not familiar with it already.

Consider the layout

Another key consideration when you take a closer look at beachfront property is its layout - will it do what you want it to?

For example, if you want to make the most of your ocean view then you're going to need a balcony, or at the very least a panoramic window. Should you want to show off your property to your family and friends, you might need to think about how big the outside space is for entertaining.

Careful consideration is also needed if you're buying the property as a family home. You will need quite specific practical requirements - such as a lift if you have a pushchair - so this is well worth taking a closer look at.

If you see this as a long-term investment then look to the future and ask yourself whether the property will still meet your needs further down the line. Several flights of stairs might seem like a breeze now, but will they be quite so appealing further down the line?
