A completely renovated Victorian terrace built in 1886 has come to market with a price guide of over $1.2m.

Current owners Paul Wood and Trent Schatzmann purchased the house in 2011 for $1.1m.

Paul said buyers would love the high ceilings and feeling of space the home offers, but said the best feature was the outdoor courtyard.

“When you sit in that courtyard you could be anywhere. It is really tranquil and perfect for those long lazy Sunday lunches,” he said.

Selling agent, Emily Sim of Ray White Balmain says the three bedroom home would appeal to a raft of buyers.

“The property will appeal to young families and professional couples, and even empty nesters looking to downsize.”

Paul added that his parents loved to spend time at the house and could see themselves living there.

“Parking in the area is scarce so the car spot is a coveted feature. Also being opposite Callan park, close to the bay run and a short stroll to Rozelle’s famous cafes, will make the property a big draw card for buyers,” she said.

Being in Sydney’s best performing real estate market, Emily anticipates a strong sale campaign.

“Lilyfield is currently the best performing suburb in the inner west market,” she said. “The inner west has experienced a growth rate of 6 percent in the 2015 calendar year with 3 percent of that growth in the month of March.”

Incorporating modern luxuries with classic period features, Emily says that the property is a first class home.

“The home sits on a deep block of 177 square metres and has a six metre frontage. The facade is one of the most historic that Balmain Road has to offer.”

Hoping that the new owners will love the property as they did, Paul and Trent are sad to say goodbye.

Paul said what they’ll miss most about the house is the front garden, which was great for the kids to play in, and the big front window with the sun streaming in, perfect for reading a book on a sunny day.

“We need more space for our kids and have decided to upsize. We love Lilyfield and will be staying in the area. Trent’s an interior designer and we have decided we’ll be taking on our own renovation project with our new home,” Paul said.

The property will go to Auction on Saturday 9th May with a price guide above $1.2m.
