Proving there’s still plenty of opportunity for investors in Sydney’s property market, a Centennial Park home is being sold for the second time in 12 months after a complete redesign and renovation.

No expense has been spared on the 326 square metre north facing property which is now unrecognisable from its former self, according to selling agent Evan Williams from Ray White Double Bay.

Williams, who first sold the home 12 months ago in only seven days said the auction guide of $3 million reflected the incredible amount of work that has been put into the property, as well as the surging popularity of Centennial Park.

“It really is an up-and-coming strip. With light rail going in from the CBD to Randwick, and the proposed redevelopment by Gerry Harvey and John Singleton to develop Fox Studios into a mini-suburb, Centennial Park is a great investment,” Williams said.

Speaking of 93 Cook Rd he said the house is priced two thirds less than the highest median price in the suburb, yet backs onto properties fronting Lang Rd, a street which regularly sees houses sold in the $10 million range.

“You’re also only a few hundred metres from Oxford St yet it’s so quiet and green; Centennial Park is right there.”

“And of course there’s the property’s renovation – it truly is a sight to behold.” he said.

The redesign and development of the four bedroom, five bathroom home took six months and was managed by interior design and development consultancy, K&Co Interiors.

“We’ve basically used the shell and transformed it into a magnificent English-style retreat,” said the consultancy’s managing director, Kashaya.

“It’s an entertainer’s house; someone who appreciates the style and quality while also having plenty of room for children.”

“We focused on a beautiful blend of old-meets-new. We were very careful to retain traditional style while ensuring a modern feel,” she said, adding that they focused on creating free-flowing open-plan areas.”

“We knocked out a few walls and transformed the living and dining space. The kitchen is massive and has a butler sink, free-standing oven, Smeg appliances and a marble island bench,” she said, adding that it flows through six metre timber bi-fold doors onto a deck with an integrated BBQ area and fridge.

Adding to the sense of space throughout the home are towering ceilings and huge bedrooms, three of which have ensuites.

“Everyone who has worked in the property has asked ‘which one’s the master bedroom?’ because they’re all so impressive,” Kashaya said.

Other features include imported English tap wear and Italian tiles, two free-standing baths, shaker cabinetry, colonial-style windows and custom cornices throughout.

“We’ve also transformed one of the bedrooms into a luxury powder room for guests,” Kashaya said.

“We’ve added a water feature out the front, a travertine paver path and the property is lovely and leafy, fitting perfectly into the Centennial Park surroundings.”

With a price guide of $3 million the property’s first open for inspection is scheduled for 11am, Saturday 30 April and an auction is scheduled on site for midday, 21 May.

Going by the popularity of its showcase YouTube video which has already clocked up over 500 views before the first inspection there will be no shortage of interested parties.
