Passionate about the inner west, Ms Fryer said she and her husband wanted to secure something in the area for their sons to help them get on the property ladder.

“We lived in Stanmore for the last 27 years and recently sold to move to Kangaroo Valley,” Ms Fryer said.

“We have two boys who were raised in the inner west. I credit the inner west for raising our boys as much as I have, it’s such a wonderful and inclusive part of Sydney.

“We really wanted to purchase somewhere for the boys to live, which could also be a bolt hole for us in the inner west.

“The boys will live there and pay off the mortgage. It’s so hard for young people to get on the property ladder and the boys acknowledge that they’re incredibly lucky.

“We had lived in the same house in Stanmore which we bought prior to auction 27 years ago. This was our first proper auction but we had done a lot of research prior on two bedroom apartments in the area. We all fell in love with it the moment we walked in.”

The property was marketed by Ray White Surry Hills agent Matt Carvalho.

The Ray White Group scheduled 357 properties to go under the hammer today, recording a preliminary clearance rate of 78.4 per cent.

The leading group saw an average of 5.0 registered bidders and 3.4 active bidders per auction.

The top result for the day went to Ray White Collective agent Alex Donnan who sold 91-93 Amy Street, Hawthorne, under the hammer for $3.65 million. The auction saw six registered bidders and three active bidders.

The auction with the highest number of registered bidders went to Ray White St Peters agent Liam McDevitt who recorded 25 registered bidders and nine active bidders at his 30 Sapphire Crescent, Highbury, auction. The property sold under the hammer for $871,000.

According to NurtureCloud, Ray White held 6.459 open homes across the country today, with 27,481 attendees. The open home with the highest number of attendees was at 13 Bedford Street, Willoughby, which is being marketed by Ray White Lower North Shore agents John McManus and Brooke Listberger, and saw 80 attendees.

SYDNEY

Ray White NSW and ACT head of auctions David McMahon said Sydney saw a preliminary clearance rate of 78.9 per cent today.

“Another light week for auction volume as we remain 20 per cent down on scheduled auctions year-on-year,” Mr McMahon said.

“Interestingly, we saw a dip in our bidder numbers as we averaged 3.4 registered and 2.6 active bidders this week, which is down from 5.3 and 3.3 last week.

“This shift in buyer behaviour is one to monitor and is perhaps a delayed response from the recent RBA decision to hold the cash rate at 3.85 per cent.”

Bidding opened at $975,000. The winning bid went to a couple who purchased the home for the kids to live in (pictured above), while the seller was upsizing into a house.

"It was a beautiful 1880s terrace which had been converted into apartments," Mr Carvalho said.

"Through winter the number of bidders has improved. Around Easter we were averaging about 2-3 bidders on most things but now we're averaging 3-5.

"Most properties are meeting the reserves or surpassing them.

"I think there's still some uncertainty in the market, so I think people are enjoying the transparency and social proof of an auction."

MELBOURNE
Ray White Victoria and Tasmania chief auctioneer Jeremy Tyrrell said Mebourne saw a preliminary clearance rate of 82.4 cent today.

“With a shortening supply of property listings on the market, auction volume was down by 21.8 percent this week with 165 scheduled across the state for the Ray White network, however could this be the calm before the spring storm?” Mr Tyrrell said.

“Whilst many agents are reporting lower than usual stock levels through the winter months, forecasted listings are definitely building as many are preparing to launch into Spring.

“That said, sellers currently on the market are enjoying strong buyer demand, none more so than Bob and Norma, who went to auction for the very first time at 25 Turner Rd, Langwarrin, with Terry Wheeler from Ray White Frankston.

“The neat and immaculately presented four bedroom home received strong interest and sold under hot competition for $941,000, well above Norma and Bob’s expectations. So much so, Norma only wanted to hug everyone after the property was knocked down to a first home buyer represented by a buyers advocate.

“Norma and Bob purpose built the home 22 years ago as an investment and needed a great result. Never did they imagine the outcome at auction and both said it really meant the world at a time it was really needed.

“As the winter school holidays draw to a close, 75.7 percent of auctions sold this week as demand for real estate remains strong.”

Bidding started at $650,000, with two bidders battling it out to the end.

“We had one young family bidding, and three young couples,” Mr Younan said.

“The winning bid went to a young couple who are expecting their first child, so this was very good timing for them.

“They’d missed out on a few of our properties previously, so now they can stop looking, settle in, and start their family.”

The seller had lived in the home for the last forty years, and was downsizing.

8 Gaze Court, Mill Park

“We’re selling to move back to New Zealand so as we get older we can be closer to family,” Ms Blade said.

“We had been here in Australia for three years when we bought the home, Australia has been very good to us.

“The home is in a nice quiet area and the location was handy to everything.

“We wish the new owner the best of luck, and hope they enjoy the home.”

“The buyer was a first home buyer who had been looking for six months, so it was really great to see them win the auction today,” Mr Biviano said.

“The sellers had lived in the home for about 30 years and were downsizing.”

The buyer, Eliza, was elated to secure her first home after a long search.

“It doesn't feel real. I had been looking for about six months, and had missed out a few times before, including bidding at two other auctions.

“I was really attracted to the light and the uniqueness of this property.

“I found the process really transparent and Jacob and his team were really helpful.

“As a first home buyer, sometimes you don't have all of the know-how, so it was nice to have that support from Jacob and the team.”

BRISBANE

Ray White Queensland chief auctioneer Gavin Croft said it was a big weekend all around in Brisbane today.

“There were some big results across Brisbane today, and with those big results came big numbers of registered bidders, and with that came big crowds,” Mr Croft said.

“This is the most energy we’ve seen in the Brisbane market in quite some time.

“In speaking with buyers, it seems that they see this as a really good opportunity to get into the market, as they anticipate the next OCR update to be a rate cut.”

Ray White Collective had 23 properties scheduled for auction today, with a clearance rate of 73 per cent.

The top sale of the event went to a blank canvas in Hawthorne, with the 929sqm land parcel at 91-93 Amy Street, selling under the hammer for $3.65 million, a fantastic result for the vendors and marketing agent Alex Donnan.

The auction with the highest number of registered bidders went to listing agents Sammie and Harry Kiss who recorded 20 registered bidders at their 7/69 Shakespeare Street, Coorparoo, auction. The two-bedroom apartment sold under the hammer for $800,000.

“The auction day started with both bookends of the market, with our first auction at 91-91 Amy Street recording the highest price of the day, and our second auction at Shakespeare Street being the most entry-level home of the day,” Ray White Collective CEO and auctioneer Haesley Cush said.

“We’re seeing both ends of the market in really strong conditions. The unit market is really powerful. There’s also lots of confidence in the top end of the market.

“We saw lots of strong bidding and it was an extraordinary day for our group and the Brisbane market.”

The sellers, Ben and Lily, were selling the apartment in order to upgrade to a bigger home.

“We bought the home about two years ago and renovated a little bit with floors, painting and fixtures,” Ben said.

“We’re looking to upgrade to a house now, or even a townhouse.

“Sammie, Harry, and their team did a really great job. Rory, Harry’s sales associate, was really amazing as well.

“We felt really comfortable and they managed the whole process very well.

“We wanted to settle on an offer prior to auction and they convinced us not to, and the price blew us out of the water. It will really help us upgrade to our next home.

“If I could give one piece of advice, it would be to trust the process. We didn't think going to auction was a good idea at first, but they talked us into it, and thank goodness they did. “We’re a bit gobsmacked with the result, honestly!”

Mr Li said the property recorded a new suburb record for Robertson based on price per square metre.

“The house was old, so there was more value in the land,” he said.

“With 600sqm of land, it sold at $4,166/sqm.

“The buyer was a builder who plans to demolish and rebuild.”

ADELAIDE

Ray White South Australia and Northern Territory chief auctioneer John Morris said the Adelaide market was seeing renewed confidence.

“There seems to be a newfound confidence in the market in South Australia, especially amongst our investors and developers with 40 per cent or so of them making up the successful purchasers at auction over the past month,” Mr Morris said.

“While auction numbers may be down by about 20 per cent across the board in South Australia, we are still finding that Ray White is holding the lion's share. There were about 85 auctions going ahead this Saturday in Adelaide and the surrounds, and about 40 of them are Ray White auctions.

“We had a 70 per cent clearance rate for last week and again some very, very strong momentum happening in the auction space in South Australia. Also, very strong bidders, with about seven per auction on average, so I'm not seeing anything slowing down in spite of the weather being so cold.

“It's rainy and we seem to be in the depths of winter, but it is not putting off those buyers who are keen to get their hands on something that is going to auction this week in SA.”

9 Bayclay Crescent, Modbury Heights

“The sellers were building another home to live in, so they decided to sell as they finished off their new home,” Mr Stapleton said.

“A young couple bought this as their first invested property who plan to rent the property out.

“Most of the bidders were investors. It was clean, tidy, and had subdivision approval. We also had some developers interested.”

The sellers, Dmitry and Oxana, had owned the home for 15 years and enjoyed living in the area. However, as their family began to grow, they decided to build a new home in order to upsize.

“When we bought the home it was just me and my wife, but now we have kids and a dog, so we needed some more space for everyone,” Dmitry said.

“It was a good area and a good block of land for kids, with a nice state school down the road.

“It’s a very quiet street with not too many houses.

“We were very happy with the way Ryan handled the sale. We’ve known Ryan for probably 10 years and we were very impressed. He was a very good communicator and always answered the phone and kept us updated.”

Despite being a little wary of the auction process at first, Oxana said she trusted Ryan’s advice.

“I was a bit scared of going to auction at first, but Ryan convinced me it was the best way to go, and I am very glad we listened.”

Dmitry and Oxana said the property sold well over their expectations.

The buyers, Nicolette and her husband Umberto, were very excited to win the auction after missing out a few times previously.

“Its been very exciting. We’ve been seriously looking for the past two months, so it feels good to have finally purchased today,” Nicolette said.

“We were attracted to the fact it had pre-approval for subdivision, the width of the property, and the size of the land.

“We plan to rent it out for a little while, but then ideally we’d like to knock down and build two.”

30 Sapphire Crescent, Highbury

“The seller and her family lived in this original 1970s family home for approximately 50 years but she has moved into an aged care facility,” Mr McDevitt said.

“She recently turned 96 years of age and entrusted her neighbours, Kay and Colin (pictured above), to sell the property on her behalf.

“It was sold to a local family looking to move into the area.”

19 Murray Street, Salisbury

“It was mostly investors and developers bidding. The winning bid went to a builder who will develop the property,” Mr Irving said.

“It was a good development site, a nice flat block with no easement or native trees. It was an original home that needed some updating, so there were some people wanting to rent it out and landbank.”

The seller lived in the home for 20 years and was downsizing. Her daughter Kym was helping her to sell the home and said she was blown away by the result. Kym said she contacted the agents, Justin Irving and Jake Flavel, after seeing their sign boards in the area.

“I saw they were selling similar properties in the area and I reached out to them because I didn't know what the property was worth. From the moment that we contacted them, they seemed switched on about the area,” Kym said.

Kym said she was comfortable with the decision to go to auction from the get go, as Justin and Jake said it was the best method to achieve the best possible result.

“We were really, really, happy to sell at like $680,000, and once we reached that price I started recording with my phone thinking, ‘I'll just record the last minute or so of the auction’ and then it went on for another five minutes!” Kym said.

“Then I heard an unfamiliar voice. So there was a new bidder who came in at that $690,000 mark.

“We couldn't have asked for a better agent or outcome.”

PERTH

“They were skeptical about the auction at first but I said ‘do you want the best price’? And they decided to trust me.

“We had a mix of buyers, we wanted people looking for the Fremantle vibe but have been priced out of Freo. We also had a lot of young families.

“The winning bid went to a young family (pictured above).”
