Ray White Collective agent Ben Osborne has identified a definite shift in market sentiment, with buyers who have spent months searching now accelerating their decision-making.

"We're seeing the return of what we call 'fatigue buyers' - those who have been searching all year, narrowly missing out on the right property and are now determined to finally secure a home and put an end to their search," Mr Osborne said.

"This time of year often brings a mix of urgency and opportunity, with buyers actively engaging, inspecting and making decisions faster than earlier in the year."

The couple, who lead Outkast, a commercial design and construction business, fell in love with their now renovated pre-war 1930s Queenslander after moving from Sydney in 2018.

“What began as a residential project, very quickly turned into our adored forever home, as we fell in love with the property’s privacy and oasis feel,” Mrs Eid said.

“We worked on the property for years.

“When you are designing and building your own home, no detail is left undone as every aspect is meticulously thought out.

“From starting a family, entertaining and hosting interstate family and guests, we really conceptualised each scenario of our life chapters."

The couple who recently sold their five-bedroom home are moving to the Sunshine Coast and excited another family will now enjoy their home as much as they have.

Mrs Eid said she knows all too well about “buyer fatigue” as it took months to find their new home on the Sunshine Coast.

“Having been through the search process ourselves recently, I know first hand how exhausting it can be,” Mrs Eid said.

“The fatigue is real - you start to question every decision and wonder if you'll ever find the right property."

The current market momentum is being fueled by several key buyer groups, according to Mr Osborne.

"Enquiry levels are lifting as families and professionals look to relocate and start the new year in the right place, or plan ahead as their children prepare to start school in Brisbane," he said.

The combination of fatigue buyers, relocating families, and professionals seeking to settle before the new year is creating competitive conditions for well-presented properties.

"Well-prepared properties that are presented at their best tend to attract serious interest quickly, creating the potential for strong results even in the final weeks of the year," Mr Osborne said.

Despite the year drawing to a close, Mr Osborne emphasised sellers haven't missed their window of opportunity.

"For sellers, it doesn't mean you've missed the boat. There is still time to get your home ready and listed for sale," he said.

"The market is incredibly strong at the moment and there are benefits to both listing before Christmas and waiting until the new year.

“Waiting until early 2026 on the other hand, can position your property ahead of the surge of buyers making home ownership their New Year's resolution.”
