A Don Watson-designed riverfront home in the much desired Brisbane suburb of Graceville which won Australia’s most prestigious architectural award for residential buildings is being offered for sale by Hutchinson Builders Chairman Scott Hutchinson.

‘Campbell House’, a highly cherished Graceville icon on an approximately 5,207 sqm allotment on two titles complete with two residences at 37-41 Molonga Terrace, Graceville, is a nationally significant example of 20th century Australian architecture.

Leading Queensland architect Don Watson was commissioned to design the house by the then owners in 1987 with a brief to create a home that took better advantage of the riverfront site. The existing house was removed and construction of the new home took two years.

“The prized ‘Main Headquarters’, known as 37 Molonga Terrace, is perched on the original 3328 sqm allotment and has been skilfully placed and designed to take full advantage of the riverfront site,” said selling agent, Ray White Sherwood Principal Cameron Crouch.

“This spacious main residence on four levels is unique and awe-inspiring whichever way you look. Each room adjoins outdoor space and the central rooms have skylights to take perfect advantage of all seasons.

“The ground level is chiselled into the riverbank and exploits the waterfront vista to its optimum. This level includes a dedicated entertaining area, a sauna, music room and adjoining paved terraces. Ascend the stairs and the second level includes a welcoming courtyard and foyer, central kitchen complete with dining, enclosed deck and balconies, separate formal lounge including a dining with fireplace and three bedrooms, each with adjoining bathrooms. The third level is comprised of two bedrooms and a bathroom while the fourth level completes the home with an Art Studio that soars over the Brisbane River.

“The main headquarters also features car space for seven, dedicated storage areas, a boathouse and jetty, riverfront Infinity pool, magnificent views and manicured gardens.”

Campbell House in 1989 was the winner of the Royal Australian Institute of Architects (RAIA) Robin Boyd Award for residential buildings – Australia’s most coveted annual architectural housing honour.

“Presented in memory of the great Australian architect Robin Boyd, the award is for houses that set new benchmarks in meeting client needs, responding to the site and providing shelter at the leading edge of home design,” Mr Crouch said.

“The jury of the RAIA awards were so moved by the home that they were ‘unanimous in their desire not to leave’.”

‘The Guest House’ and flood lit tennis court are both contained within the perimeters of the second title, formally 41 Molonga Terrace, which is perched on the remaining 2,091 sqm affording flexibility and the potential for redevelopment.

“The two-storey two-bedroom guest house includes rumpus, bathroom, a wine cellar and its own jetty,” Mr Crouch said.

“An added feature of this estate is the two driveways which allows an easy drive through arrangement and ensures an absolutely private and secluded position.

“The exceptional features and inclusions on this massive riverfront property give unheard of flexibility and potential for redevelopment in this blue-chip pocket of Brisbane.

Graceville, located approximately 8km south-west of the Brisbane CBD, is renowned for its beautiful tree-lined streets and home to some of the finer residences in Brisbane

Campbell House is being offered for sale by tender, closing at 4pm on Thursday, May 7, 2015.
