Ray White Turramurra agent Matt Bolin sold the top auction sale of the week at 3 Clarence Ave, Killara which sold for $2.84M in front of 60 people.
Mr Bolin said it was a busy campaign with 64 groups through this superb single level home in Killara throughout its marketing period.
There were six registered bidders and five of them were active at the exciting auction which opened at $2.60M and jumped higher to be called on the market at $2.73M.
The property sold to a local family who bought it for their children.
"The home is set on a quiet and prestigious cul-de-sac and it had been tightly held and beautifully maintained for over 30 years. The property had a well-configured floor plan with both formal and informal living zones that flowed out onto to central terraces and a stunning pool, with a separate bedroom wing positioned for privacy," Mr Bolin said.
“Our stock levels are lower than a year ago but we are still winning the lion’s share of listings in our area. Buyers are definitely back and numbers at open homes are increasing too. Buyers are seeing bigger crowds wherever they go again which helps people make a decision when they know there’s competition looking to buy,” he said.
In the Hills district, Karl Anthony and Robbie Awad from Ray White Castle Hill sold 110 Darcey Road for $1.858M in front of a crowd of 85 people on Saturday.
The sales duo took 156 groups through the property during its campaign, and on the day there were 19 registered bidders vying to own the immaculate four bedroom brick single level in the Castlewood Estate. "This is what an auction is all about. Creating competition in an emotional environment while keeping the momentum on the auction floor ensures our clients get the best possible price in this market," said Mr Anthony and Mr Awad.
Ray White NSW Chief Auctioneer Alex Pattaro said auctions numbers across the NSW were down this week. "Our average registered bidders have dropped below three and active bidders below two per auction, and crowd attendance is also down, hovering at 30 people. It is evident that the NSW market remains very temperamental, however clearance rates are remaining consistent," Mr Pattaro said.
The highest number of registered bidders was to be found in Melbourne, when Ray White Seddon principal Peter Gindy took 20 registrations for 14 Hotham St which sold for $1.925M.
Mr Gindy said the three bedroom home was so sought after for its 886sqm block featuring the “huge natural advantage of a north-facing rear”.
“This immaculate, original home was so popular for its proportions and its potential.”
In Brisbane, Ray White Paddington agent Judi O'Dea sold this Hamptons-style farmhouse at 9 Watercress Place, The Gap sold for $2.125M with seven registered bidders.
Ray White Paddington principal and auctioneer George Hadgelias got the auction under way just after 10am on Saturday, when an opening bid was placed at $1.8M. Ms O’Dea said the sale was a fabulous result. “It was just a little bit flat at the start, but then we got that wonderful tension, which comes when you have two buyers in love with the property, and … that’s when an auction is a perfect situation for a seller,” Ms O’Dea said. “The buyers were a family, actually from the area, who already own a significant property but knew this was a big step up for them.”
