Ray White Springwood sales agent Jas Singh had been flooded with inquiries since 26 Fifth Avenue, Berrinba hit the market, proving in a tight real estate climate, buyers aren't afraid to get their hands dirty - very dirty. The property sold in Logan for $770,000.

The property, a brick-and-tile home in a quiet, high-quality pocket of Berrinba, had been owner-occupied for years.

“It was a mixed bag of buyers, and it was an investor in the end who bought it. He is likely to renovate and flip it. There was a big crowd of at least 40 people and the bidding kicked off at $680,000,” Mr Singh said.

This includes a yard overflowing with discarded items and an interior that challenges even the most seasoned renovators.

“The phone hadn’t stopped ringing,” Mr Singh said.

Ray White, Australia’s largest real estate group, reported a preliminary clearance rate nationally of 64 per cent today. Nationally there was an average of 4.1 registered bidders per auction, with 2.6 bidders actively participating in bidding.

The top auction sale of the day was marketed by Ray White Upper North Shore sales agent Jessica Cao who sold 60a Findlay Avenue, Roseville under the hammer for $3.806 million with 4 active bidders.

The property which attracted the most bidders was also in Sydney, at 7 Seaforth Ave, Oatley where agent Matt Brooks from Ray White Georges River | St George | Oatley attracted 16 registered bidders on the day. The property sold for $2.5 million with eight of the bidders actively participating in the auction.

Ray White NSW Head of Auctions Dave McMahon said Sydney’s auction market softened slightly this week, with volumes falling back to 173 scheduled auctions after briefly pushing above the 200+ mark.

“Across our department we continue to see an elevated number of auctions cancelled or properties selling prior to auction across multiple Sydney markets. For buyers who are finance-approved and ready to act, this is creating greater opportunities to secure property before auction day,” Mr McMahon said.

“Despite the drop in auction volume, the weekly clearance rate remains strong at 79 per cent, which continues to signal underlying strength in the market.

“While it’s not a traditionally typical March market, it’s certainly not a weak one either. Buyer numbers are slightly lower and there is a degree of hesitation as some purchasers remain cautious about the possibility of future interest rate rises. However, the market is still producing excellent results for sellers when campaigns are well executed.

“For agents who entered the industry during the Covid property boom, this may be the first time experiencing a market with more balanced conditions. It’s a timely reminder of the importance of continual upskilling and maintaining a strong focus on delivering high-quality service to both buyers and sellers.”

Mr Mavridis said there were at least 50 people at this auctions where investor won the keys. “The buyer has some units he wants to sell to buy this townhouse as he believes this part of the market will have more growth. This townhouse was popular as it had house like proportions so the campaign was busy but it’s definitely harder this year. Sentiment has shifted,” he said.

Ms Cao said this marathon auction took 2.5 hours to complete.

“The buyer appeared only yesterday, and it all happened while I was flying home from Thailand. So while I was on the plane, I organised for a private inspection and she was the only bidder today.”

Ms Cao said the sellers (pictured) were downsizing and they are so happy as they got their “dream price”. “We had so many families from everywhere. The buyers are from Coogee but we had others from across the Lower North Shore and Roseville. Open home have been a bit quieter this year, there’s less people out looking but it is property specific too.”

Ray White Victoria Chief Auctioneer Luke Banitsiotis said that as Melbourne celebrated F1 week and the Labour Day holiday, there was still some bidders out in force today. “Across the Ray White network in Victoria there has been 2.9 registered bidders and 2.5 active at each auction today, leading to an auction day clearance of 65.2 per cent. There are 123 auctions scheduled today, with those owners choosing to take advantage of the reduced competition. Auction volumes over the coming weeks rise considerably as we race towards the traditional Easter slowdown.”

Ray White Macleod auctioneer and agent Kaylah Guerra published the $703,000 reserve in the final week of the campaign due to a prior offer, which allowed prospective buyers to organise inspections and bid with confidence.

Bidding opened at the $703,000 reserve, and went up in $5000 and $10,000 increments from four bidders.

A first home buyer couple won the keys, over the downsizers today.

“We just explained the scenario, in fairness to all our buyers, that we had received the offer and it was an acceptable offer so we told everyone and published the reserve. We didn’t have any issues doing it this way. We have done it once before and it is very transparent.” “The buyers who made the prior offer didn't end up winning today. All our open homes have been fairly busy today too. The long weekend hasn’t affected much for me today.”.

After getting married in their home at 102 Chalcot Drive, Endeavour Hills, Tom and Eva Lipnicki’s family has grown and the family of four is now ready to upsize.

Today the family sold their home for $811,000 and they are "over the moon”, said Mr Zeitouneh.

“The auction was so fast. It lasted less than two minutes, maybe a minute and a half. It was so fast. The bidding opened at $700,000 and then it went up in $20,000 increments to $800,000. The reserve was $765,000 and Eva was crying, she was so happy.”

“They are so happy, she was crying.”

Tom and Eva Lipnicki had owned the home since 2017, it was their first home.

“We even got married at the house in 2017, we had the celebrant come around. We just need a bigger house now. The kids are getting older and need space to play, and we both work from home as well.”

Both Tom and Eva have lived in the Endeavour Hills area since the late ‘90s.

“Our parents both live near the shopping centre, just one street apart. My sister lives in the area too,” Tom said

“We want to stay close to family.”

Tom said it was the perfect first home, but two children later, they need more space.

“We love the big living area, everyone could be together, even if you were in the kitchen. It has a good open plan design,” he said.

“When we had one kid it was fine, but now we’ve outgrown it.”

Tom and Eva bought the home from Ray White Dandenong’s Ben Jusufi in 2017, and have now sold through Ray White Dandenong agent Mo Zeitouneh.

Ray White Queensland auctioneer Tom Gunness said auction floors throughout south east Queensland remained hot with activity throughout the week and certainly today.

“Competition across price points remains fierce due to the low supply of properties coming to the market. Adding further fuel to the fire is the fact that we are seeing one and two auctions sell prior to the day which is driving activity on auction floors even more.

Ray White South Australia chief auctioneer John Morris said that if the opening months of the year were anything to go by,then 2026 is shaping up to be yet another big one.

“Adelaide is shaking off summer, and the city is beginning to buzz again with festival season filling the streets, and the Adelaide Fringe bringing crowds back into town. The auction market has hit the ground running,” Mr Morris said.

“So far this year, we've seen more than 500 auctions scheduled across South Australia, which is around 5 per cent higher than the same time last year. 
And of those auctions, Ray White continues to do what Ray White does best create competition.

“Our group is responsible for around 45 per cent of all auctions in the state. When you put that into perspective, our nearest major competitor has less than a quarter of that market share, around about 10 per cent.

“That is a remarkable gap and a real testament to the strength of the Ray White network.

“Of the 500 plus auctions scheduled, more than 400 have made it through to the day, and the energy in those front yards and auction rooms has been electric. Some 97 per cent of auctions had a bidder participation, an incredible sign of buyer engagement in the market right now.

“On average, we're seeing about seven registered bidders per auction with around half of them actively competing, and once the gavel starts moving, and the results, they are very, very strong. 


“Ray White is currently sitting at an auction day clearance rate of 82 per cent, which shows that when competition is created, sellers are rewarded.

“Interestingly, the strongest day of the week for clearance is Wednesdays, and this proves auctions are no longer just a weekend event. 
The midweek market is well and truly alive, as we head into this weekend, we're entering with a preliminary clearance rate of 89 per cent, so the early signs suggest momentum is only continuing. So, as Adelaide grooves through festival season, the city fills with energy, the property market is showing that competition is live and well, and once again, Ray White is right at the centre of it.”
