Construction of Unison Projects' Arbour Reach residential subdivision on the Brisbane River at Sherwood is nearing completion with public viewings to start next month.

The 29-lot project on a 2.5ha estate at 27 Magazine Street, Sherwood, is being marketed by Cameron Crouch and Sharon King of Ray White Sherwood.

The estate is adjacent to the magnificent Sherwood Arboretum and is within walking distance of railway stations, the bus network, boutique stores, cafes, restaurants, schools and parklands. The site is only five minutes’ drive from the pre-eminent Indooroopilly Shopping Centre.

Mr Crouch said Expressions of Interest in Arbour Reach will close on June 25, 2015, and interest in the residential development on the river in the blue chip suburb of Sherwood has been strong.

“Given the project offers ready to build on, flat, vacant land in addition to its location and natural attributes, it is no surprise to see the feedback about Arbour Reach to date has been extremely positive,” Mr Crouch said.

“We are finding the majority of the enquiry has been from local residents looking to build their dream home near the river in this idyllic location.

“The on-site work at Arbour Reach is due to be completed by the end of May and the public will be able to inspect home sites in the estate in early June.

“We will be having viewings on-site each Wednesday and Saturday before Expressions of Interest close on June 25.”

Lot sizes at Arbour Reach range from 439 sqm to 1010 sqm. The level homes sites will be elevated above the river and have street frontages of 12m to 29m. Ten sites front the river.

Unison Projects’ Shannon Down said Arbour Reach was the first substantial residential project with immediate connection to the river in the area for decades.

“Until now, options to build a new home in this leafy suburb have been limited to purchasing a ‘knock down’ property,” he said.

“However, these rare properties often expose the purchaser to added risk and complexities including those associated with character housing, town planning, adjoining neighbours, demolition and site works.

“Adding to its attractiveness, purchasers of Arbour Reach will not have to tackle these issues when building their home.

“There has been nothing like Arbour Reach on the market in Brisbane for many years and this will be a fantastic opportunity for astute purchasers.”

Mr Down said despite its proximity to the river, all Arbour Reach lots have been designed above the January 2011 flood level and the site met stringent flood mitigation standards introduced by Brisbane City Council.

Arbour Reach continues Unison’s vision for developing infill sites at key locations across Brisbane. The company was started by John Van Lieshout in 2001.

Unison’s $280 million workbook includes residential land, medium density residential, industrial, commercial and resort projects from the Sunshine Coast to Byron Bay.
