RAY WHITE Mt Gravatt has proven once again that online auctions are the best way to create competition and secure the best sale price in today’s market with the sale of 27 Cambridge Place, Wishart at Sovereign Gardens estate.

The five bedroom property sold under the auctioneer and office selling principal Grant Boman’s gavel for $1.09 million after attracting a massive 17 registered bidders with four of them active in the action.

Ray White Mt Gravatt sales agent Andrew Boman said the house received a lot of interest for its sought after location and “in a good school catchment”.

The sale capped off an impressive campaign that saw 40 private inspections over a 21 day period.

“Stock is tight in there and not a lot comes to market in the area so people jump on it as soon as it does,” Mr Boman said.

The winning bidder, a local already living in the Sovereign Gardens Estate, had been looking for opportunities to purchase another property within the estate and said they were attracted to the look and calming feel of the property.

“We were the first to move into the estate 22 years ago and always wanted to stay so now and then we had the rare opportunity to look at what's on the market there,” the winner said.

“It was our first online auction to bid in and it was very different, the atmosphere wasn't there but the excitement and nervous tension was.

“When the hammer came down, to say that I was in tears would be an understatement, it was so good and even the kids were excited.”

“We are telling our sellers to list now and not to wait because no one knows what it will be like in six months time,” he said.

“In regards to auctions, I think cash unconditional is king at the moment, it’s worth its weight in gold to sellers and having a deadline on auctions cuts out a lot the nervousness from buyers having to commit.”

Principal Grant Boman said the success is as testament to how quickly the Ray White Mt Gravatt team has adjusted to the turbulent times.

“It just shows that they have strong fundamentals on how to behave like real estate professionals and to get 17 registered bidders without any open homes is outstanding,” Mr Grant Boman said.
