Spring is finally here, and with it comes a buzzing property market and a plethora of homes for sale.

According to the Real Estate Institute of New Zealand, September 2015 saw 38.3 per cent more homes sold than the same time 12 months earlier. It's no different in Australia, as CoreLogic RP Data asserted that the country experienced widespread surges in new listings, with most of the capital cities posting larger totals than the previous year.

Are you looking at marketing your property for sale this spring? With the increased supply available, it's important that you do what you can to make yours stand out! Here are a few tips for selling your home this season:

1. Make the cover appealing

Remember how your mother always said "don't judge a book by its cover"? When it comes to homes for sale, you can completely disregard that advice. Consumer Affairs Victoria affirms that first impressions count, meaning it's likely that potential buyers will make up their minds about your property within the first 30 seconds - so it's important that your kerb appeal is on point.

Remove any clutter that might inhabit the front yard, give the garden some love and consider adding a lick of paint to the exterior to add some life to your home.

2. Fix it up

Provided your kerb appeal was enticing enough, it's likely you will now have people inside your home, trying to pinpoint any possible flaws, faults or defects.

Therefore, you should make the job a lot harder for them by finally sorting those minor repairs that you've been putting off. Did you know, according to Clean Up Australia, a leaky tap can waste more than 2,000 litres of water a year? Probably a good idea to fix it then!

3. Remove your personal possessions

As a buyer, viewing a home that still has various meaningful knick knacks (for you at least) like family photos, souvenirs and framed accolades can make it feel they're intruding.

By 'de-personalising' your home, you will effectively be presenting it as a blank slate, allowing other people to envision setting their roots there.

4. Accessorise

This is where a real estate agent can come in handy, as they will be experienced in staging property for sale.

Essentially, this means you rent modern furniture, artwork and other accessories to ensure your home is painted in the best light, ideally helping to garner a better price.

If you really want to go the extra mile, Your Investment Property recommends creating a homely feel by having some relaxing music playing, brewing some fragrant coffee and baking some homemade bread or cookies.
