CONTINUING their red hot auction streak, Ray White Wilston just sold 47 Bristol Rd, Kedron under the hammer for $855,000, ensuring a campaign clearance rate of 100 per cent for the month of April.

With three active of six registered bidders, auctioneer and selling agent Alistair Macmillan was hard pressed to keep up with the competitive bidding that amounted to 17 bids in just 20 minutes.

Beginning at $600,000 the bidders were neck and neck until a local buyer (pictured above) eventually emerged the winner and snapped up the four bedroom family home for above reserve price.

Throughout the four week auction, Mr Macmillan conducted 27 private inspections along with offering both a 3D virtual walkthrough and professional video of the home which he said helped convert that interest into genuine buyers.

“We’ve found that the quality of buyers is good when there are virtual walkthroughs on offer because they are able to get a great idea of what the property is like before stepping inside,” Mr Macmillan said.

“It is a great tool and I would like to continue using it in the future even after business goes back to usual.”

This is not the first time the Kedron home has been auctioned in the last year. After an auction campaign eight months ago, the house was passed in at $875,000 with Mr Macmillan saying the 2.3 per cent decrease actually represents a positive to him.

“There is a lot of speculation that the market is dropping but to me that’s a marginal change in price and defies the commentary that real estate prices have bottomed out,” he said.

“It’s a somewhat insignificant change and a positive that says to me that the industry is in much better shape than what was predicted."

Also adding to the office’s 100% campaign clearance rate was the sale of 3 & 5 Exley St, Kedron (pictured above) last Thursday which sold for an impressive $1.345 million after a campaign that showed that the real estate market is alive and well on Brisbane’s northside.

“The property is two post war homes that have the potential to be subdivided into three blocks, the auction was highly competitive with seven registered bidders and the owners are thrilled with the result,” Mr Macmillan said.

Perhaps proving just how well the Wilston office has embraced and adapted to the ‘new normal’ is their online presence including a fake news broadcast. Mr Macmillan said they were hoping to put a little bit of humour into the current situation in the most sensitive way they could.

“The underlying message we wanted to provide with the video was an update that the market is still positive, there is still good buyer enquiry and with low stock levels it’s a great time to sell,” he said.

Off the back of some great feedback, the office is gearing up to give the major news stations a run for their money with a second installment due next week and an iso activities themed “corona calendar” ready for Mother’s Day.
