The ultimate boathouse with views to match
Step straight from your boat and into the party with this immaculately renovated six-bedroom-plus-study, five-bathroom property on 1265 square metres in Dolans Bay.
Featuring a self-contained two-storey waterfront boathouse with party room, wet bar, bedroom, kitchen and two bathrooms, it is the ultimate party pad according to the property’s vendor Douglas Anderson.
“There are two parts to the house. There is the main house and the boathouse. The entire property received extensive renovations over 2015 and 2016,” he said, adding that the landscaping is now complete.
“We put a polished concrete floor, coloured lights and inbuilt speakers into the boathouse,” he said, adding that electricity, gas, TV and internet had also been freshly wired from the main property.
“We also did a lot of work on the wharf and pontoon: we repaired the slipway, installed a new boat winch and finished the dock area with travertine.”
Up at the five-bedroom-plus-study main house, residents bask in sweeping views over Dolans Bay over to Simpsons Bay and Maianbar.
“The view is incredible, you are up quite high so have these amazing panoramic views of the sun rising over the water,” Mr Anderson said, adding that they also benefit from afternoon shade and capture plenty of seabreezes.
“Dolans Bay is also very peaceful. It is probably one of the quietest bays on the Port Hacking. There is no boat wash. It is very still.”
Speaking of the renovations, Mr Anderson said no expense was spared, with a new kitchen, three new bathrooms, a theatre room and updates throughout.
“We modernised all the old doors and windows with huge sliding ones and added plantation shutters and auto roller blinds.”
“We also put a lot of money into the two balconies. They are full travertine with glass fencing.”
Selling agent, Jill Yankos from Ray White’s new Cronulla office described the street-to-waterfront property as suitable for even the largest family.
“It’s a boater’s paradise. You are surrounded by waterways and lovely local shops, parks and marinas.”
However access to the city is easy, with Caringbah train station five minutes away and Cronulla beach only eight, according to Ms Yankos.
Local schools include Caringbah and Lilli Pilli public, Cronulla High, Endeavour High, Caringbah High and numerous private and Catholic schools.
The property’s first inspection is 11 March and it goes to auction 1 April with a bidding guide of $3 million-plus.
Ms Yankos said this is an excellent opportunity to secure a property that was built for the long term.
