THE SOUTH COAST REAL ESTATE MARKET
In talking to people who visit Batemans Bay we find there is a general belief that the real estate market is depressed and oversupplied. This is the case for subdivisional land but not so for all other types of property. There is always holiday property on the market at inflated prices with unmotivated sellers.
FACTS
Looking at Houses, Units and Rural properties Prices of properties sold have remained steady over 2004, 2005, 2006, 2007 and early 2008 Most prices are in fact higher than for 2002 and 2003, the peak of the boom was Oct 2003.
The number of properties being sold has gradually increased over the same period (except for the second half of 2008) but not at the numbers seen in 2002 and 2003 when the market went mad in 2002/03
Homeprice Guide publishes data obtained from the NSW Land Titles Office for settled sales registered in the Titles Office
Looking at Houses, Units and Rural properties settled in postcode 2536 (rural is included as in our area these are predominantly larger semi suburban rather than farms):-

Waterfront sales of both land and resdifential have shown price increases over the whole period. There are only a handful of vacant waterfront blocks remaining. Sales over $1million run at around 8 each year - although these have been few since mid 2008.
Ray White BATEMANS BAY is still increasing its market share and most of our sales are at new highest prices for their location. We do have some bargains for the bargain hunters!!
